The Esplanade Condominium

Project Description: Commercial Renovation
The Esplanade is recognized by its unique architectural elements. Each floor consists of planters overlooking the atrium space. The planters have tight angles and alternate position on every other floor. The resident entries are also angled throughout the corridors. On the Penthouse floor, there is a large skylight made up of trapezoid shaped pieces of glass welded in a thick bronze metal frame. The Penthouse as well as the East side of the building has areas where natural elements such as wind and rain are able to enter into the space. That implemented the decision to specify all outdoor graded materials, and install carpet with special backing to absorb moisture to eliminate the chance of mold and mildew developing underneath the material.
Due to the amount of floors, the lower level does not receive as much sun light as levels 10-Penthouse. Taken into consideration that lighting is an important element of design, custom light boxes, new wall sconces, and ceiling fixtures were implemented in Phase II. Previously located in the atrium planters were silk plants that were not able to with stand the harsh elements and started to create a dreary visual. To bring life back into the atrium, custom light boxes were designed to eliminate existing planters and run new electric to the boxes. The custom light boxes have a powder coated metal frame to match the finish on the wall sconces, custom signage, and door hardware. The original planter boxes were very linear and thin, making the custom light box have an odd shape. A new stucco half wall was implemented to break up the space and creating a more defined space for a light box. The inserted acrylic has a soft movement similar to alabaster in a neutral gold and white tone. It is backlit with LED strip lights casting an luminous glow on the ceiling above. This helps brighten all the floors as well as creating a unique design to the building for residents and guests to enjoy.
Unlike several Florida condos, the Esplanade has an artistic influence throughout the space. Custom metal spheres were designed as sculptural elements in the 2nd floor garden and were placed on top of a platform painted the same color as the existing platform on the Ground Floor. The stucco half walls in this area were eliminated and replaced with new half glass walls with brushed nickel hardware. Brown fire rated mulch is spread throughout both gardens and landscape lighting has been installed to create a spot light effect on the spheres, and wall wash the surrounding walls. The walls are painted a neutral tone, and the columns have a taupe accent for a timeless appearance. The carpet has hues of brown, tan, and teal with an abstract pattern which helps uplift the space and keeps a consistent pattern throughout instead of adding a border carpet for the difficult angles of the corridors. Around each elevator is a solid surface surround that corresponds with the neutral walls and colors in the carpet. By applying the solid surface to the elevator surrounds and smoothing out the existing stucco, this dignified the elevators as a point of entry.
The overall space is now consistent throughout. In addition, the new wall sconces and light boxes have created a distinct design and have helped illuminate the space properly. By removing a large portion of the stucco walls and replacing it with a smoother finish, that has updated the appearance of the building and now it can properly compete with the surrounding condominiums.
