The Monaco Condominium

Project Description: Commercial Renovation
The Monaco Condominium was involved in a three phase project consisting of a complete renovation from the following: the front entrance, all elevator lobbies, and resident units and corridors. This high-rise consists of a total of 18 floors and is located directly on the beach. The location of this building was influential and swayed the decision to go for a more relaxed, light and airy appearance.
Within the two atrium spaces were planter boxes that were filled with older plants that needed to be replaced. Specific planter boxes were converted into custom light boxes with all new electric. The design of the light boxes was created to have a wave effect as you looked down on them. The teal blue acrylic is textured for light to bounce off the highs and lows of the material casting a water appearance. New doors and hardware were installed throughout creating an updated atmosphere. Finishes were selected to uplift the overall feel of the space as well as coexist with the previous renovated spaces.
Due to the non-climate controlled atmosphere and screened in breezeways, the new carpet selected needed to be breathable eliminating mold from developing underneath the backing. A perfect patterned carpet with highs and lows of grays, blues, and tans, tied in the look of the building. Pilaster were designed for new light fixtures to be installed at existing locations. All light fixtures are LED as well as doorbells, to save on overall electric use. With the combination of all three renovation phases, each unit's value was increased by 15%.

Selected planter boxes in the front and back atrium spaces were converted into custom designed light boxes. These boxes were designed specifically to cast a teal shadow on the ceiling above similar to water. When looking down metal waves are attached giving off an abstract wave effect.
